ALTA Land Title Survey
Partner is a coordinator of American Land Title Association (ALTA) Surveys/American Congress on Surveying and Mapping (ACSM), Boundary Surveys, Topographic Surveys, and Zoning Reports across the United States for use in commercial transactions. We effectively handle, and facilitate the coordination of land surveyors, title, ordering, process, product and delivery. We manage the entire process of acquiring your survey and can effectively manage single-site or multi-site transactions. We will coordinate all questions and comments from all transaction parties with the site surveyor, and furnish reliable timely surveys all from one point of contact.
ALTA/ACSM Surveys- Title Insurers have specific needs related to title insurance matters, and when asked to provide an insurance policy without any exception relating to survey matters, a set of regulations governing title surveys was developed between members of Title Insurance industry and surveyors. The ALTA Survey is a detailed map of the land showing all existing improvements of the property, utilities, and significant observations within the insured estate. The survey details the surveyor's findings concerning the property boundaries and how it relates to title. The Survey delineates or makes note of all easements and exceptions cited within the title commitment for insurance of the secured party. The survey may also show zoning and flood zone restrictions or areas indicating potential future use of the property. The ALTA survey is a combination of a boundary survey, title survey, and a location survey. The ALTA regulations govern the content of all ALTA surveys and are denoted in the "2011 MINIMUM STANDARD DETAIL REQUIREMENTS FOR ALTA/ACSM LAND TITLE SURVEYS" as adopted by American Land Title Association and National Society of Professional Surveyors.

Boundary Surveys- A boundary survey determines the property lines of a parcel of land described in a deed or referenced on a legal record plat. A boundary survey is recommended before buying, subdividing, improving or building on land. Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute can be avoided.
Topographic Surveys- Are surveys which involves the process of ascertaining and representing upon a map the contour, physical features, and other physical representations of any portion of the land being surveyed.
Zoning Reports- Most real property transactions require a Zoning Report along with the battery of other essential services (Phase I ESA, Property Condition Assessment, ALTA Survey, etc.). Our Zoning Reports are completed by an in-house lawyer, within 3 weeks and at very competitive rates.
