Project Assessor - PCA/CM 540 CLOSED


Partner is seeking a full-time Project Assessor in our New York City office to perform both Construction Monitoring and Property Condition Assessment assignments. The primary objective is to identify and reduce risk for our clients based not only on the client’s requirements but through the team’s combined insight and experience. Construction projects are reviewed on a regular basis for compliance with plans, schedules, permits and acceptability of draw requests. PCA assignments require a review of an existing property and an opinion of the condition of the property. Each Project Assessor is expected to work on numerous projects at any given time and meet strict deadlines.



  • Ability to read plans and specifications, understand draw requests, contracts, budgets, schedules, change orders and loan documents.
  • Have a solid understanding of building structures, mechanical systems and construction methods.
  • Have an understanding of or be willing to learn to use the New York City Department of Buildings website.
  • Excellent oral and written skills
  • Thoroughness in the analysis of documentation.
  • Ability to cultivate strong relationships within a team
  • Proficient in Microsoft Office



  • Conduct on site construction draw meetings with Borrowers and General Contractors, while representing our clients in a professional manner.
  • Should be physically comfortable with walking high rise buildings during all phases of construction.
  • Effectively communicate project progress and issues with the Project Manager.
  • Maintain communication with team members throughout the course of the project.
  • Plan, schedule and track project timelines and milestones to ensure project progress status is on schedule.
  • Understands the assessment’s potential impact on the transaction process.
  • Identify and resolve issues with projects.
  • Deliver appropriate progress reports (verbally or e-mail) to the Project Manager and Client.
  • Coordinate and respond to requests for changes in project scope.
  • Other tasks as assigned by the Project Manager associated with report deliverable schedule and plan



  • Bachelor’s Degree from accredited college program in construction management, architecture, engineering or construction science and 2 years professional experience, or Construction professional with minimum 5 years’ experience.
  • Projects involve a degree of travel. Candidate must have a valid driver’s license and provide own transportation to and from project sites.



  • Must be able to read, write, speak & comprehend English
  • Must be able to communicate clearly in person and over the telephone
  • Visual acuity adequate to perform job duties, including reading information from printed sources and computer screen
  • Requires frequent bending, reaching, standing, walking, sitting, pushing and pulling exerted regularly throughout the work shift
  • Requires the ability to climb a ladder.
