Kansas assessments and surveys are completed by locals who provide the necessary understanding of local law and geology to every report and survey. The Partner Kansas office is headed by Janet Annan, with over 13 years in real estate due diligence.

Phase I Environmental Site Assessments

Partner is the national leader in Phase I Environmental Site Assessments by volume. Most reports are performed to meet the standards of ASTM E1527-13. Partner often customizes reports to meet individual client or agency lenders' (Fannie Mae, Freddie Mac) requirements. Our Kansas staff are knowledgeable of and understand the unique attributes of Kansas that can impact a Phase I ESA, and by providing expert SBA-specific due diligence services to small business lenders worldwide, Partner Kansas has completed over 1,500 Phase I ESAs for numerous real estate developers, communications companies, brokers, attorneys, and property owners.

Property Condition Assessments

In addition to providing Phase I ESAs, Partner provides Property Condition Assessments and Commercial Building Inspections for a wide variety of clients; including, CMBS lenders, Fannie Mae/Freddie Mac lenders, and equity clients. Most of our reports are performed to meet the standards set within ASTM E2018-08 guidelines.

Phase II Environmental Testing

Partner performs Phase II Environmental Testing either in support of a financing decision or to meet the requirements of the Kansas Department of Health and Environment. Most of our reports are performed to meet the standards set by ASTM E1903-11.

Asbestos Survey

While conducting a Phase I ESA, Partner does a visual evaluation of accessible areas for the presence of Asbestos-Containing Materials (ACMs). Should it become evident that Asbestos-Containing Materials may be present, Partner can perform sampling and testing to evaluate if ACM is in fact present.

Radon Survey

Either during a Phase I ESA or separate, Partner provides a Certified Radon Measurement Technician to perform radon measurement surveys according to the Kansas Department of Health and Environment (KDHE) regulations passed on July 1, 2011. The State of Kansas is in an area of high propensity (Zone 1) for radon gas. If radon measurement is detected above the EPA action levels of 4.0 picoCuries per Liter (piC/L), Partner also has the capabilities to work with mitigation contractions and can also conduct follow-up testing, as required by law.
