About the Project

Partner was engaged to complete a Phase I Environmental Site Assessment (ESA) and an equity-level Property Condition Assessment (PCA) with a focus on Mechanical, Electrical, Plumbing (MEP), and Fire/Life Safety (FLS) systems for an iconic Los Angeles building known as The CalEdison.  Partner’s sister company, Partner Energy, conducted the in-depth MEP and FLS review.  

The CalEdison building was constructed in 1931 by Allison and Allison with a retail annex added in 1991. The 14-story, steel-framed building is known for being one of the first all-electrically heated and cooled buildings in the United States. The ~284,954 SF property also includes four below-grade parking levels.

In addition to identifying any possible environmental concerns and interior building system defects as part of the ESA and PCA, Partner engaged a façade specialist, Simpson Gumpertz & Heger (SGH) to assess the condition of the terra cotta exterior and replacement windows. During the assessment, SGH and Partner observed tenant improvement construction which consisted of converting existing roof decks to terraces. SGH and Partner observed deck waterproofing and canopy installation as part of the scope of work. Partner Energy identified major HVAC equipment and BSM replacements. 

The property is still undergoing construction but will be repurposed as a creative office building.
