About the Project

Partner is currently performing the Construction Risk Management (CRM) for a high-rise tower project which is currently underway at its 60-acre Ward Village. This impressive master-planned community in the Honolulu neighborhood of Kakaako is expected to encompass more than one million square feet of retail space and more than 4,000 new homes.

Partner's CRM services on this effort have included the Document and Cost Review (DCR) and the ongoing Construction Progress Monitoring (CPM) of the site. Partner's construction analysis included the review of the construction contract, hard cost budget, schedule, ALTA surveys, project plans and specificiations, compliance affidavit, zoning approvals, environmental reports, geotechnical reports, permits, utility letters, and all insurance certificates and bonds.

Partner's CPM included the ongoing assessment of the project, the construction, and the status of the collateral. Partner's field representatives continually visit the site as directed and prepare a written report regarding the progress of the project and any recommendations. This includes:

  • Observation of the construction work and establishing its level of completion
  • Assessing the ongoing general conformance with the understood scope of work
  • Assessing the adequacy of material and workmanship and verifying conformance of observed work with any known special lending or funding provisions
  • Verifying the adequacy of the contractor's application for payment
  • Identifying and reporting construction changes and potential and pending change orders and status of stored materials
  • Assessing the conformance to the construction schedule and monitoring and updating the status of permits and permitting process
  • Observing the labor on site for any indications of potential work hindrances or stoppages and identifying any issues that may affect the continuation of work for future phases/draws.

When complete, this structure will include a 35-level residential high-rise tower above a 6-level podium base, 41 stories total, which will consist of commercial retail and parking structure, totaling approximately 1,308,816 square feet. The project is being constructed in three phases which will spread across 24 months.
