Greg Souder Hits His Stride as Senior Managing Director

GREG SOUDER HITS HIS STRIDE AS SENIOR MANAGING DIRECTOR OF PARTNER’S NEW INTEGRATED FACILITIES SOLUTIONS GROUP

In January 2021, Partner Engineering and Science, Inc., (Partner), welcomed real estate expert Greg Souder as Senior Managing Director of its newly formed Integrated Facilities Solutions (IFS) group. Under Souder’s direction, IFS has expanded Partner’s building science offering and delivery capabilities. After one quarter of operation, the IFS group is actively leading the specialist evaluations involved in Partner’s equity-level property condition assessment practice, while providing programmatic solutions for large-scale real estate occupier and portfolio owner clients.

According to Partner Executive Director Bob Geiger, “Greg and his teams bring specialized experience and capabilities that elevate Partner’s equity due diligence offering and catapult our facilities management services for corporate occupiers and portfolio owners.  His teams add substantial depth to our due diligence roster especially in the areas of roof, building envelope, and mechanical systems.  And under Greg’s leadership, the IFS teams deliver a holistic, proactive approach to facilities planning and management.  Greg and his teams excel at developing an understanding of a client’s short-term and long-term needs and then delivering the data, insights, implementation, and analytics needed for clients to meet their objectives.”

Over the course of his 35+ year career, Mr. Souder developed his solutions-focused, consultative approach and built a team of experts who joined him at Partner to form the IFS group:

Partner’s existing Forensic Engineering practice is also incorporated in the IFS group.  Mr. Souder is also focused on further developing Partner’s structural assessments and solutions practice.

Together, these IFS practices provide core services focused on facilities assessment and optimization. Souder and his team leverage these and all the related disciplines offered by Partner to meet the business objectives of portfolio owners and occupiers, whether for due diligence, capital planning support, regulatory and/or compliance issues, or corporate initiatives such as ESG. Given Partner’s in-house network of multidisciplinary experts, the IFS group can address virtually any challenge or deficiency presented by a commercial property.

“It’s great to have the whole spectrum of services at our disposal,” Souder notes. “Our method is to sit with a client and really understand how they’re using the properties in their portfolio and what they’re trying to achieve. Then we identify any deficiencies or gaps in the path to that goal, and whatever those gaps might be—between my teams and the Partner bench—I know we’ve got the right folks to handle it.”

Souder, a Professional Engineer and LEED Accredited Professional, is a veteran facilities engineering consultant who formerly worked at CBRE Assessment & Valuation Service, Nova Consulting Group, and Terracon Consultants, Inc. His diverse experience encompasses structural assessment and engineering, construction administration and management, environmental and waste containment practices, telecommunication structure evaluation, and more. His project experience includes:

  • 500 West Madison Office Building – Chicago, IL. Directed a Property Condition Assessment for this acquisition of a single 40-story, 1,455,688 sf office Building at the Ogilvie Transportation Center
  • 201 Spear Street Office Building – San Francisco, CA. Lead a team of assessors in a Property Condition Assessment for the acquisition of an 18-story 246,563 sf office building with subterranean parking
  • 5 Tower Bridge Office Building – West Conshohocken, PA. Directed a team of assessors in a Property Condition Assessment for an 8-story office building with an attached 3-level parking garage structure, two roadway bridges, and a stair tower structure connected to a roadway bridge spanning an adjoining river.
  • Dallas Cowboy Merchandising Center – Irving, TX. Performed a Property Condition Assessment for 400,000 sf warehousing and merchandising center.
  • Guaranty Bank Office Building – Denver, CO. Performed a Property Condition Assessment for a 14-story office building with a 9-level detached parking garage structure.
