What's Involved

Assessments

Whether in the context of a Property Condition Assessment, Facility Condition Assessment, or as a stand-alone report, Partner’s BES team can deliver the depth and data you need regarding the condition of building envelope systems. Our assessments can be customized to suit your objectives, including property acquisition, capital planning, asset optimization, efficiency and/or sustainability initiatives, or disposition—Partner’s BES assessments support all phases of the property lifecycle.

Building envelope assessments can provide a realistic picture of the current condition and project the remaining useful life of the roof, façade, and waterproofing systems. Partner’s building envelope team can assess any building with in-house technology and qualified staff, including:

  • Industrial Rope Access Team– qualified technical assessors who are also Certified Professional Rope Access Technicians use specialized rigging to examine high or limited-access building facades.
  • Aerial Roof Assessment– combines the efficiency, access, and safety of unmanned aerial (drone) videography with the expertise of a qualified technical assessor.
  • Infrared Scanning: Infrared or thermographic cameras can moisture that might not be visible by unaided visual inspection: water-soaked insulation or moisture within wall cavities, roofs, or ceiling areas; leaky pipes in floor systems; or water intrusion around windows and doors. Infrared scanning can also identify moisture in walls that are below grade, indicating that the perimeter waterproofing system has failed.
Specialty Testing

Partner’s BES team includes technical experts with vast experience in all types of building envelope testing, from adhesion testing of applied air barriers to large-scale, whole-building testing. Leveraging the applied science behind these testing methods allows Partner to be a vital part of your facility management or construction team. If you need post-testing support, we can analyze test results and recommend improvement measures. We also offer construction oversight or owners’ representation for the implementation of improvements for a turnkey solution.

Rooftop Safety Services

Combining our technical expertise with a focus on health and safety outcomes and process improvement, Partner’s Rooftop Safety Services can help reduce liability, protect staff and service providers, and meet OSHA, ASME, and ANSI standards.

  • Rooftop Safety Audits: Performed per OSHA, ANSI & Cal-OSHA standards, a hazard assessment of the rooftop to identify access points, unprotected edges, and open sides, walking paths, rooftop equipment, and openings.
  • Davit/Tie Back Visual Inspections: visual davit and tie-back assessments with detailed roof plans and reports by OSHA certified competent person. Data can be aggregated into cloud portal for easy access.
  • Davit/Tie Back Load Testing: load testing of facade access systems per OSHA 1910.66, ASME A120.1 & Cal-OSHA Standards. Partner utilizes certified, in-house personnel and equipment.
