Michael Chang has over 10 years of experience in the environmental, engineering and industrial hygiene service industries. He has significant experience in due diligence assessments for a variety of property types and the needs and requirements of a varied number of reporting standards, including ASTM standards, EPA’s All Appropriate Inquiry (AAI), and customized client formats.
Mr. Chang currently serves as a Client Manager for Partner Engineering and Science, providing solutions to clients’ due diligence and engineering needs. He is responsible for all aspects of client management, including ensuring consistency, quality, and on-time delivery of due diligence and engineering services provided by Partner. Current day-to-day responsibilities include business development, client management, project oversight, staff supervision, and technical assistance.
Mr. Chang has been personally involved in the details of over 3,000 real estate transactions for various client types and therefore understands the specific needs and scopes of work required for the different parties involved in the transaction. He has served as an environmental scientist/project engineer, project manager, or senior author for projects associated with thousands of real estate transactions including the personal performance of Phase I ESAs, PCAs, industrial hygiene surveys, and subsurface investigations. He is familiar with the due diligence requirements of various reporting standards, including the new standard ASTM E1527-13, EPA’s All Appropriate Inquiry (AAI), and ASTM E 2018. He has extensive knowledge of the specialized requirements of Fannie Mae and Freddie Mac. He also has significant experience fulfilling and designing numerous customized client scopes of work including equity level and institutional level assessments. His knowledge of environmental assessments, subsurface investigations, and building science combined with a unique understanding of the goals and objectives of each transaction makes Mr. Chang an asset to Partner’s southeast region and clients nationwide.
