
Partner was engaged by a global hospitality company to perform ALTA Surveys & Zoning Reports for six hotel properties located across Texas, Virginia, Kansas, and South Carolina. The purpose of the engagement was to provide current documentation of land use, zoning compliance, title matters, and site conditions for each property.
Partner coordinated the preparation and review of property surveys and zoning analyses to document boundaries, easements, access, improvements, and applicable municipal requirements. Each report provided a clear understanding of the properties’ physical layout and zoning status to confirm that the existing hotel use is permitted under current regulations.
The work provided the client with a consolidated due diligence package confirming zoning and title conditions across the portfolio. Partner’s coordinated delivery across multiple jurisdictions ensured consistent reporting and standardized documentation under a single project number.
The findings confirmed that all six hotel properties maintain legal, conforming land use classifications and are located outside of designated special flood hazard areas. The combined zoning and survey assessments supplied the client with clear, verifiable data to support property compliance, recordkeeping, and future transaction readiness.
