Partner Engineering and Science, Inc. was engaged by EPR Properties to perform Limited Structural Bridge Assessments at two premier golf properties in North Texas: Sky Creek Ranch Golf Club in Keller and Woodbridge Golf Club in Wylie. The purpose of these evaluations was to assess the condition and integrity of golf cart and pedestrian bridge structures and related site infrastructure, identify material deficiencies or deterioration, and provide recommendations to protect the client’s assets through targeted maintenance and repair planning.
Partner’s licensed engineers conducted comprehensive on-site evaluations of more than 30 bridge structures, including wood, steel, and stone assemblies, along with adjacent retaining walls, spillways, and embankments. Each assessment involved a visual review of framing, decking, supports, and foundations to identify corrosion, settlement, or other structural concerns. Observed deficiencies were documented through detailed reporting, photographic evidence, and a prioritized list of recommended remediations with order-of-magnitude cost estimates.
The assessments provided EPR Properties with independent, engineering-based insight into the safety and longevity of their golf course infrastructure. Partner’s findings and recommendations enabled the client to proactively address potential structural issues, reduce future maintenance costs, mitigate liability, and preserve long-term asset value across both properties.
