Partner completed a Phase I Environmental Site Assessment (ESA) at a former Louisiana Coca-Cola Bottling Co. in April of 2020. The facility is approximately 233,000 square feet on 5.6 acres of land. Partner’s Phase I ESA was accompanied by a HUD Part 50 Environmental Assessment. Recognized Environmental Conditions were identified during the Phase I ESA in connection with historical on-site underground storage tanks (USTs). A Historical REC (HREC) was also identified in connection with former on-site automotive repair including in-ground hydraulic lifts. As a result of these findings, a Tier Vapor encroachment Screening (VES) was order from the client. Based on the findings of the ESA and the VES, Partner recommended conducting a Phase II.
The building is constructed with a partially flooded basement. These conditions made subsurface drilling during the Phase II especially difficult. Partner was able to employ innovative sampling techniques to complete the scope of work.
