Transactions can be stalled, and in some cases badly derailed, by not addressing underlying structural issues on a property and leaving the liability to the next owner. In fact, it is the small issues like corrosion, deterioration and water intrusion that can ultimately lead to much more serious (and expensive) impacts to structural integrity.
