Condition Survey

A condition survey is a systematic assessment of the current state and condition of an asset. This can include buildings, infrastructure, or equipment. They are carried out primarily to identify defects or deterioration and their purpose is to make sure that the asset is safe, to identify a maintenance plan, and to make sure resources are managed effectively.

Condition Surveys have a wide range of applications, most notably in construction, and property management, and infrastructure management. Condition surveys involve a visual inspection to identify any visible signs of damage or decay. Following this inspection, data collection is performed to gather any information relating to measurements, previous issues, and documentation around this.

The structural integrity and functionality of the building will be assessed, including compliance with standards, and building codes. A comprehensive report is created outlining the findings, issues, and recommendations for action which includes priority of work specified and cost analysis. Condition Surveys, a term more commonly used in the UK, are known as Building Condition Assessments in Canada and Property Condition Assessments in the USA.
