Phase II Investigations, A Comparative Data Analysis

When a client gets a Phase I ESA back and is faced with a Recognized Environmental Condition and Phase II Subsurface Investigation recommendation, a question that often comes up is: how worried do I have to be?

In this study, based on real data from 1,200 Phase IIs, Partner provides statistics and discusses trends identified to help both real estate and environmental professionals make more educated risk decisions about how often contamination is encountered during a Phase II Investigation. It should be noted that groundwater and soil gas are as significant as soil data, as both can indicate a larger human health risk problem. A further analysis of the specific sources of contamination is included, discussing the eight features that most often lead to Phase II recommendations along with typical remedial costs estimates based on property type.
