Integrated ESG strategy for Global Real Estate Portfolio

Since 2019, Partner Energy has partnered with a Global Investment Firm (the Client), with over $450 billion in Assets Under Management, and its parent company to design and manage a technology-enabled energy and decarbonization program across its U.S. real estate portfolio. Powered by the Partner’s proprietary SiteLynx platform, the program combines engineering expertise with data analytics through the Carbon Performance and Asset Planner applications, allowing the Client to model carbon trajectories, visualize savings, avoid Building Performance Standards (BPS) penalties, and integrate projects directly into capital plans.

Through the portfolio-wide Decarbonization Pathways initiative and program, Partner Energy has delivered measurable results. To date, nearly 600 efficiency projects have been identified. Of these, 125 projects have been implemented, delivering approximately $0.73 million in verified annual utility-cost savings and 1,800 tons of CO₂ reduction per year. Another 468 projects in the pipeline offering an additional $3 million in annual savings potential and 10,000 tons of CO₂ reduction.

When adjusted for incremental sustainability cost, the portfolio demonstrates a 21% aggregate ROI, emphasizing the financial value of energy-efficient capital planning. When capitalized at a 7% stabilized cap rate, the program’s recurring savings represent roughly $60 million in incremental portfolio value — effectively transforming energy efficiency into NOI growth.

The Client benefits from the combined capabilities of Partner Engineering and Science, Partner Energy, and Partner Valuation Advisors, supported by the technology backbone of SiteLynx — Partner’s data-management and analytics platform.

 

This integrated framework merges engineering judgment, financial insight, and digital tools into a single source of truth for the portfolio. SiteLynx’s Carbon Performance and Asset Planner applications help quantify and prioritize projects, forecast long-term emissions reductions, and connect energy performance directly to investment strategy.

The initiative began with a centralized portfolio database to catalog historic upgrades and identify new opportunities. Over time, it expanded to include energy modeling, implementation support, and decarbonization planning aligned with CRREM pathways, global Net Zero goals, and Building Performance Standards — creating a scalable model for portfolio-wide ESG management.

Engineered Project Implementation Support

Partner Energy serves as an energy-engineering resource for the Client’s regional engineers, asset managers, and property managers, offering:

  • Bid Support & Scope Development: detailed performance specifications for contractors.
  • Submittal & Design Reviews: ensuring equipment meets performance and efficiency criteria.
  • Project Verification: confirming that implemented measures achieve intended performance.
  • Commissioning & Retro-Commissioning (RCx): optimizing system operations and verifying savings.

Year-Round Program Administration

Partner Energy manages the administrative backbone of the program to ensure projects move from identification to implementation:

  • Quarterly coordination with asset managers to review projects and align budgets.
  • Semi-annual property-management calls to update project and performance data and review operating conditions.
  • Capital-planning integration to ensure approved projects are funded and completed.
  • Real-time dashboards within the SiteLynx tracking project status, savings, and carbon reductions.
  • Concise quarterly memos summarizing performance for ESG and executive reporting.

Audits, Assessments, & Decarbonization

For acquisitions, Partner Energy performs energy and water audits following a Client-specific protocol based on ASHRAE Level 1–2 standards. These audits evaluate major building systems, model energy performance, and prioritize cost-effective measures. For new developments, Partner conducts third-party design reviews to identify efficiency opportunities before construction.

Building on these audits, Partner Energy integrated CRREM trajectories and equipment life-cycle data to create Net Zero Carbon Pathways. Using SiteLynx, the team maintains carbon baselines, models retrofit scenarios, and tracks progress toward 2030 and 2050 goals aligned with decarbonization of the electric grid.

Energy Compliance Management

Partner Energy monitors Building Performance Standards (BPS) such as NYC LL97, Boston BERDO 2.0, and Washington DC BEPS through SiteLynx. The platform evaluates compliance risk, potential penalties, and improvement opportunities. Utility data from owner- and tenant-paid meters are synchronized with ENERGY STAR Portfolio Manager to maintain consistency for benchmarking, GRESB, and ESG reporting.

  • Technology Vetting: evaluation of advanced controls, sensors, submetering, and heat-pump technologies.
  • Climate-Risk Integration: hazard exposure and resilience planning via SiteLynx.
  • On-Demand ESG Consulting: technical support for compliance and investor reporting.
