Environmental and Building Due Diligence in Toronto

Partner delivers environmental and building condition assessments for a wide range of commercial and industrial assets throughout Toronto and Southern Ontario. Our services are structured to meet Canadian Standards Association (CSA) requirements, with flexibility to accommodate lender- or client-specific reporting standards where required.

We support both Canadian and international stakeholders with real estate interests in Ontario, providing consistent, transaction-focused reporting informed by local regulatory and environmental considerations.

Solutions

Phase I Environmental Site Assessments
  • Phase I ESAs prepared in accordance with CSA Z768-01 (R2012, as amended)
  • Ability to align reports with ASTM E1527 where required
  • Consideration of province-specific requirements across Ontario and other Canadian jurisdictions
Phase II Environmental Site Assessments
  • Intrusive environmental investigations undertaken in accordance with CSA Z769-00 (R2013, as amended)
  • Targeted subsurface investigation to support financing, redevelopment, or regulatory requirements
  • Coordination with provincial authorities (where applicable)
Building Condition Assessments
  • Building Condition Assessments (BCAs), sometimes referred to as Property Condition Assessments
  • Review of building systems, structure, and condition

Remediation and Risk Management
  • Environmental remediation services to meet Ontario and province-specific requirements
  • Experience with commercial and industrial remediation, including fuel-related and dry-cleaning sites
  • Support through remediation planning, implementation, and regulatory closure
Designated Substance Surveys
  • Visual assessments of accessible areas for Designated Substances, typically undertaken alongside Phase I ESAs
  • Sampling and laboratory testing where the presence of designated substances is suspected
  • Reporting aligned with Ontario regulatory and occupational health requirements
Mould and Indoor Air Quality Assessments
  • Visual assessments for evidence of mould growth or water infiltration
  • Sampling and testing (where required) to confirm the presence and extent
  • Advice to support remediation and building management decisions
