
AMERCO Real Estate Company was evaluating a prominent commercial property in Gravenhurst, Ontario, as part of its growth and redevelopment strategy. With multiple buildings on approximately 9.5 acres and a history of commercial and residential use spanning several decades, the client needed a clear understanding of potential environmental risks before moving forward with acquisition plans.
Partner conducted a comprehensive Phase I Environmental Site Assessment to help AMERCO make an informed investment decision. The project required extensive historical research, regulatory review, municipal coordination, and site reconnaissance to evaluate both current and historical environmental conditions. Despite challenging winter conditions that limited access to portions of the property, Partner leveraged multiple data sources to develop a complete understanding of the site.
The assessment identified no Areas of Potential Environmental Concern (APECs), providing AMERCO with confidence in the property’s environmental condition. Partner’s findings helped reduce transaction risk while identifying manageable considerations for future redevelopment and long-term property planning.
