Florida CRE News Q1 2019

SBA releases their new SOP

The new SBA SOP 50 10 5 (K) will go into effect on April 1, 2019. The largest change is related to special use facilities which have been broken out by child care facilities, dry cleaners and gas stations. Child care centers will now be required to perform a lead risk assessment and testing for lead in drinking water at ALL taps and fountains that could be used as a drinking water source. All lead assessments are to be performed in conformance with the EPA and HUD Guidelines. Download a copy of the notice or visit our SBA page for a copy of the new guide and up-to-date resources.

New requirements for senior living facilities

Recent occurrences in Florida of elderly being stuck in healthcare facilities without power after hurricanes has resulted in new Sate building code requirements for compliance. Partner recently performed three Property Condition Assessments (PCAs) throughout Miami for nursing home facilities with a wide-ranging scope of investigations, including the building envelope, foundation and careful investigations for water intrusion and mold. Read about how Partner’s assessments can ensure you meet state requirements here.

LIHTC deals will power on in 2019

Market observers predict another strong year for low-income housing tax credit (LIHTC) opportunities. These tax credit deals are helping developers finance their affordable housing projects throughout Florida. There are a lot of nuances to the due diligence and construction risk management components of these projects, but an experienced consultant can ensure your tax credit deals are done right! See how Partner helped a Florida developer and LIHTC investor with their recent multi-family project in this project profile.

Partner welcomes Dawn Serdiuk to the team
