El Segundo, CA — Partner Engineering and Science, Inc. Principal Mark Lambson has been named National Director of the engineering and environmental due diligence firm’s Equity Advisory Group, announced President Joseph Derhake, PE.
Lambson, who is based in the firm’s San Diego office, will lead a national, multi‐disciplined team of professionals that will be responsible for the engineering and environmental investigation, reporting, and remediation of commercial real estate assets for the firm’s growing non‐lender client base. The Equity Advisory Group provides Property Condition Assessments, Phase I, Phase II, and Phase III Environmental Site Assessments, ALTA surveys, seismic assessments (PML), and energy audits.
According to Lambson, Partner’s wide variety of investor clients, which includes public and private REITS, private equity, and developers, have grown tremendously over the past 12 months. In particular, Lambson has seen the distressed assets markets become more intense.
“Both lenders and buyers are being much more thorough as due diligence standards become more strict, however they are both looking for something different,” said Lambson. “Our lending clients want to know what it will cost to run a property over the term of the loan, while our equity clients want to know whether there are any ‘deal killer’ problems,” he said. “We often times find ourselves in the middle of purchase and sale negotiations to address items found in a property condition assessment report or a Phase I Environmental Site Assessment.”
Other key member of the Equity Advisory Group include Bruce Dalton, PE, a senior project manager and principal in Charlotte, NC; Gavin Jones, a national client manager in Los Angeles; Michael Gaumond, a principal in Irvine, CA and Rick Richter, a director of building science in El Segundo, California.
