About the Project

Since 2010, Partner has provided nearly $1.75 million in consulting services for a leading senior housing and healthcare REIT with 1,200 properties located throughout the United States, United Kingdom, and Canada (the Client). Providing a host of property services supporting acquisition through asset management, Partner helps the Client deliver industry-leading returns by maximizing the value of their diverse portfolio. 

Partner provides equity-level due diligence reporting including Phase I Environmental Site Assessments (ESA) and Property Condition Reports (PCR). We conduct ESAs in conformance with ASTM E1527-13 Standard Practice for Environmental Site Assessments. PCRs are performed in accordance with ASTM Standard Practice E1527-05 and ASTM E 2018-08 Baseline Property Condition Assessment Process, along with regional standards as applicable to international properties.

The Partner team delivers Facility Condition Assessments (FCA) and FCA cost data in various forms including via SiteLynx, our digital delivery platform.  The Client utilizes the FCA information in database form for continued tracking and management of maintenance issues throughout their portfolio.  We work closely with their Asset Management team to execute an efficient, quarterly portfolio assessment process that allows for accurate information on deferred maintenance items and budgeting to address those items.  

As part of our consulting support, Partner conducts initial asbestos-containing materials (ACM) operations and maintenance (O&M) inspections at targeted facilities. Following the initial O&M surveys, Partner writes facility-specific ACM O&M programs to assist the facility personnel to safely manage the ACM in place.

Over the last year, Partner conducted a portfolio-wide energy audit of the Client's medical office portfolio, surveying over 100 buildings and developing a plan to prioritize recommissioning efforts for maximum utility savings.
