On behalf of our client, Woodbine Development, Partner performed a full suite of equity-level, pre-acquisition due diligence assessments at the office building known as Advancial Tower in downtown Dallas. Built in 1984, the 17-story, 147,116-sf building will be renovated to become the headquarters of First United Bank, a regional bank with branches throughout Oklahoma and Texas.
Partner’s scope included a Phase I Environmental Site Assessment; Zoning Report; ALTA Survey; MIC and Mineral Water Test; Hazmat Survey (lead, asbestos, universal waste); Asbestos Abatement Specification Plan and Operations & Maintenance Plan; and Lead Abatement Specification Plan and Operations & Maintenance Plan. We also performed an Equity Level Property Condition Assessment which included specialty evaluations of the following systems: HVAC, Plumbing, Electrical, Fire Alarm and Suppression, Vertical Transportation, Roofing and Building Envelope, and a detailed Accessibility Review.
