Partner supported the financing of a state-of-the-art package sorting and distribution center in Broomfield, Colorado for a national lender. The facility was located in a previously undeveloped area, and development activities were structured to avoid disturbing potential endangered species in the vicinity of the project. At the time of Partner’s environmental and engineering assessments, the property had been substantially developed. Partner worked with property ownership to establish appropriate immediate and replacement reserves that accounted for punch list items scheduled to be completed near term, in order to accurately reflect the capital structure of property operations.
