Managing large real estate portfolios requires more than transaction-level due diligence. As portfolios expand across markets, asset types, and operational priorities, firms increasingly need engineering, environmental, and asset-level data to support both acquisitions and long-term portfolio oversight. For a global investment management firm (the Client) with more than $450 billion in assets under management, maintaining consistency and visibility across a geographically diverse portfolio required scalable technical support and coordinated data management.
Over two decades of strategic collaboration, Partner Engineering and Science, Inc. has supported the Client on more than 1,800 properties nationwide, providing engineering, environmental, and advisory services that supported acquisitions, capital planning, risk management, and ongoing asset performance initiatives. The work included environmental site assessments, property condition assessments, Phase II investigations, construction project management, construction risk monitoring, roofing evaluations, moisture and mold inspections, asbestos and radon screenings, and energy consulting services, as well as technical reviews and project oversight across multiple markets and asset types.
As energy performance, decarbonization, and regulatory compliance became more closely tied to the Client’s investment strategy, traditional point-in-time due diligence reports were no longer sufficient for monitoring and forecasting long-term asset value. Institutional investors needed operational data and quantifiable results that can be continuously updated, analyzed, and integrated into portfolio-level decision-making.
In 2019, Partner Energy partnered with the Client to design and manage a technology-enabled energy and Decarbonization Program across its U.S. real estate portfolio. Powered by Partner’s proprietary SiteLynx platform, the program combines engineering expertise with data analytics through the Carbon Performance and Asset Planner applications—allowing the Client to model carbon trajectories, visualize savings, avoid Building Performance Standards (BPS) penalties, integrate projects directly into capital plans, and track progress.

Through these initiatives, Partner Energy has delivered measurable results. To date, nearly 600 efficiency projects have been identified. Of these, 125 projects have been implemented, delivering approximately $0.73 million in verified annual utility-cost savings and 1,800 tons of CO₂ reduction per year. Another 468 projects in the pipeline, offering an additional $3 million in annual savings potential and 10,000 tons of CO₂ reduction.
When adjusted for incremental sustainability cost, the portfolio demonstrates a 21% aggregate ROI, emphasizing the financial value of energy-efficient capital planning. When capitalized at a 7% stabilized cap rate, the program’s recurring savings represent roughly $60 million in incremental portfolio value—effectively transforming energy efficiency into NOI growth.
The Client benefits from the combined capabilities of Partner Engineering and Science, Partner Energy, and Partner Valuation Advisors, supported by SiteLynx, Partner’s portfolio data management and analytics platform. Together, these resources provide a consistent framework for evaluating asset performance, prioritizing capital investments, managing compliance obligations, and tracking progress toward energy and carbon reduction goals.
The program originated as an Energy Improvement Reporting (EIR) database designed to catalog completed projects and identify new opportunities. Over time, it expanded into a portfolio-wide energy management and decarbonization program that incorporates energy modeling, project implementation support, compliance monitoring, and long-term capital planning.

For acquisitions, Partner Energy performs energy and water audits using a Client-specific methodology based on ASHRAE Level 1 and Level 2 standards. These assessments evaluate major building systems, identify operational and capital improvement opportunities, and provide investment-focused recommendations. For new developments, Partner conducts third-party design reviews to identify efficiency opportunities during the design phase.
Audit findings are incorporated into long-term decarbonization roadmaps that align equipment replacement cycles, CRREM pathways, portfolio carbon-reduction objectives, and emerging regulatory requirements. The program maintains portfolio carbon baselines, evaluates retrofit scenarios, and tracks progress toward 2030 and 2050 decarbonization goals.
Partner Energy monitors compliance exposure under Building Performance Standards (BPS), including NYC Local Law 97, Boston BERDO 2.0, and Washington, D.C. BEPS. The program evaluates asset performance against regulatory targets, estimates potential penalty exposure, and identifies improvement opportunities that can be incorporated into capital planning activities. Utility data from owner- and tenant-paid meters are synchronized with ENERGY STAR Portfolio Manager to support benchmarking, GRESB participation, regulatory reporting, and broader ESG initiatives.
Additional services have included ENERGY STAR and LEED certification support, evaluation of emerging energy technologies, climate-risk assessments, and technical consulting for investor and sustainability reporting. Development of performance-based scopes of work and contractor bid support.
