Partner professionals provided site/civil, surveying, and planning services as well as stormwater management design and agency permit approvals for an 800,000 sf regional warehouse/distribution center. The project design included parking for 228 vehicles and 800 truck loading docks/truck parking spaces. Project issues included addressing major township concerns about landscaping and traffic impacts, both of which were addressed through the design and testimony. Our clients were Keystone Property Trust and Trammel Crow who are the joint venture property owners. Stormwater management was a major concern because of a unique drainage area for the property and our design included two retention basins to meet water quality and mitigation requirements. There were also numerous zoning variances that were obtained from the Planning Board.
