Partner completed 20 Property Condition Assessments (PCA) throughout the State of Michigan in order to document the present condition of each property that the client had purchased.
Partner was able to work with the client to develop a scope of work that would meet their needs, as well as their budget, in support of a leaseback. As a result, Partner conducted a walk-through survey at each industrial-tech site to assess general site improvements, structural systems, building envelope, roofing, HVAC and plumbing systems, accessibility and interior finishes by a surveyor with advanced levels of training, experience and professional credentials.
Since each property had their own renters, Partner added in reliance, so all parties involved could rely on the reports. Being that there were no assessments done prior to the sale of the properties, Partner’s reports were able to document the state of condition that each building was in when the properties switched ownership.
