A prominent healthcare real estate investment trust (REIT) engaged Partner to perform Phase I Environmental Site Assessments (ESAs) and Property Condition Assessments (PCAs) at 90 seniors housing assets located across the United States. As conditions warranted, Partner also performed follow-up Phase II ESAs and radon testing at several sites.
Because the subject properties were active seniors housing facilities, our client was concerned about COVID risks to occupants. Partner alleviated this concern by implementing safety protocols including screening our project assessors for vaccination status and presence of symptoms and requiring assessors to wear masks while on site.
Expedience was also a concern for our client, who requested that all 90 sites be assessed as quickly as possible. With properties in 20 different states, the portfolio spanned all regions of the US, from California to Pennsylvania. Partner met this challenge by leveraging our centralized scheduling system to mobilize our nationwide team of assessors. With offices in every major US metro, Partner was able to quickly deploy local staff and/or vetted affiliates to each project site, essentially tackling the entire portfolio simultaneously.
