Environmental and Engineering Due Diligence for Retail Mall Conversion

Partner was retained by Dezer Development to conduct a Phase I Environmental Site Assessment (ESA) and Property Condition Assessment (PCA) for the pre-development due diligence of a 104-acre parcel former Artegon Marketplace in Orlando, FL. The 450,000 SF mall had been closed and vacated in early 2017 until the client purchased the property. The once struggling mall is in a prime location and the developer plans to convert the site into a mixed use/entertainment center to revive this part of the region’s busting tourist corridor.

The site currently has a movie theater and a retail anchor tenant currently operating with plans to add restaurants and other entertainment attractions. A large part of the existing mall will be repurposed into a private auto collection museum.  Michael Dezer, of Dezer Development, has private collection auto museums in both Las Vegas and Miami and is hoping to combine both into one space at the Orlando site. Mr. Dezer is the largest private collector of James Bond movie vehicles. Long-term plans include a possible car-themed hotel and retail center.
