Partner performed a Foundation Assessment for Platinum at Castle Hills, a 17-building multi-family complex in Lewisville, Texas. The assessment included document review, visual observations, and elevation surveys of select buildings to evaluate foundation performance. Partner identified areas of movement, soil erosion, and minor structural distress, with Building 13 showing upward heave likely caused by moisture in expansive soils.
Recommended actions included adding segmental retaining walls, conducting an Electrical Resistivity Tomography (ERT) survey, replacing deteriorated trim, and repointing stone veneer joints. The foundations were found to be structurally sound and serviceable, with continued monitoring advised to maintain long-term stability.
