Partner completed a Property Condition Assessment and Phase I Environmental Site Assessment with a Lead-based Paint and Comprehensive Asbestos Survey for an approximate 332,280 gross-SF, nine-story former YMCA building in Cleveland, Ohio.
Existing materials and planned renovations for the dormitory building also included an O&M plan for ease of the future renovations.
Built in 1911 on nearly three acres, the historic YMCA building was added to the National Register of Historic Places in 1984 and represents the creative reuse of a historic tax credit eligible building.
Currently the property is being occupied by a 148-unit student housing building and is zoned for residential use. The southern portion of the building housed the former YMCA and is currently unoccupied. In addition to the current structure, the property was improved with 195 asphalt paved parking spaces and landscaping.
