Jennifer Giuliano, currently serves as the National Portfolio Manager for due diligence services, which includes bank-finance projects, and multi-scope equity projects, including ALTA, Zoning, Phase I ESAs, and Property Condition Assessments.
Ms. Giuliano has performed hundreds of Phase I Environmental Site Assessments as well as conducted and participated in transportation corridor studies, Phase I and II ESAs, asbestos surveys; groundwater sampling, investigation and free product recovery; air monitoring, compliance audits and remediation projects. Ms. Giuliano formerly served as the Senior Project Manager for due diligence services as part of a team specializing in portfolio management, U.S. Small Business Administration-compliant reports, bank-finance projects, and multi-scope equity projects.
As a Project Manager, Ms. Giuliano was responsible for training and developing staff, serving as the technical lead and reviewer for Phase I and II assessments, remediation projects, underground storage tank (UST) removals, technical opinion letters and voluntary regulatory program closures in various states in support of receiving no further action letters. She specialized in managing over 400 projects consisting of Phase I and limited subsurface investigations; and the removal and/or replacement of USTs, inground automotive hydraulic lifts and oil/water separators for automotive service centers throughout the US.
Ms. Giuliano was a Project Manager for over 20 mergers and acquisitions of multi-site manufacturing, warehouse and production facilities for corporate clients, in the US and internationally, through the due diligence process. International work included Canada, Mexico, Brazil, various countries throughout Europe, India and China. Related activities included staffing, performing and managing the QA/QC process for Phase I and II reports, environmental compliance audits, environmental permitting, review of OSHA compliance and maintaining communications and timing of the transactions between the client, lending institutions, lawyers and internal staff throughout the process. Ms. Giuliano conducted site assessments and provided training for a portfolio of over 45 retail stores across England and Scotland.
Ms. Giuliano has worked with various clients including: individual investors, institutional investors, private and institutional equity companies, non-profit organizations, attorneys, brokers, developers, and local and state governments.
