Flynn Properties engaged Partner to perform a comprehensive, equity-level due diligence engagement in support of its acquisition of the property. Services included a Property Condition Assessment (PCA) with MEP evaluations, a Phase I Environmental Site Assessment, Zoning Report, and Seismic Risk Analysis, providing an integrated assessment of building systems, environmental conditions, regulatory context, and seismic risk considerations.
Partner’s due diligence scope was designed to provide the client with a holistic understanding of asset condition and regulatory positioning across multiple disciplines. The PCA documented the general condition and performance of major building systems to support capital planning and lifecycle considerations, while the Phase I Environmental Site Assessment was completed in accordance with ASTM standards to support transaction requirements. The Zoning Report evaluated the property’s zoning designation, use conformance, and entitlement framework within San Francisco’s Downtown Office Special Development District, and the Seismic Risk Analysis assessed expected earthquake performance to support informed investment decision-making.
