I recently contributed an article for the Spring edition of NAREIM Dialogues, discussing due diligence and risk management for late-cycle institutional and equity development. In “Late-Cycle Construction Due Diligence,” I lay out the unique challenges incurred by the current development landscape, particularly for design-bid-build and design-build projects, which are increasingly popular project delivery methods. At a time when due diligence, building and site assessments, and construction risk management are more important than ever, consultants must employ specialized strategies at each stage of development to minimize investment risk exposure.

Christopher Ghatak leads a national practice group providing construction risk management to institutional real estate investors in equity and debt positions on all types of construction. The Institutional Construction Services group (ICS) enters projects up to a year before construction to evaluate development opportunities, provide comprehensive project review to daylight and help clients manage project risk in context of current market conditions and inform decision-making. Closely engaged with project teams during construction, ICS provides review of developers’ draw requests with oversight of sources and uses, disbursements inclusive of contractor’s applications, change requests, direct contracts and soft costs, monitoring quality and timely progress through completion of construction and occupancy. From land development and new construction to adaptive re-use and capex projects, ICS delivers practical and actionable insight where a high level of expertise and experience are required on projects from $10MM to $1B+. Chris’ experience includes a decade in construction management and another in architecture including 5 years as senior project manager with an AIA Gold Medal winning firm, AIA National Firm of the Year and multi-year AIA Committee on the Environment award winner. He is also a trained mediator and co-chairs the New Jersey Association of Professional Mediators’ Construction special interest group.
