On behalf of a premier global real estate investment company and its outside legal counsel, and in conformance with its lender requirements and those of Fannie Mae, Partner conducted confidential Phase I Environmental Site Assessments and Property Condition Assessments for 102 manufactured home community properties located throughout fourteen states; including Colorado, Iowa, Illinois, Indiana, Kansas, Kentucky, Minnesota, Missouri, North Dakota, Nebraska, Texas, Virginia, Wisconsin, and West Virginia. Manufactured home community properties are typically improved with numerous privately-owned manufactured homes and community-based structures and features such as a leasing office, commons/laundry structure, clubhouse, and at select locations may include privately owned/operated public water supply systems and waste water treatment systems. The purpose of this assessment was to provide information to facilitate completion of due diligence in support of financing via Fannie Mae. Additional scope items included the development of Asbestos Operations & Maintenance Plan and Lead-Based Paint Operations & Maintenance Plan. In addition, Partner conducted Lead in Drinking Water Sampling/Analysis (private water supply only), Radon Short-and Long-term Sampling/Analysis (owned, ground contact units only), and Private Community Water Supply or Private Wastewater Treatment Plants. In addition, as part of the PCA process, Partner completed the MBA Property Inspection Form, as required by Fannie Mae.
