Phase II Environmental Site Assessment

Partner Engineering and Science, Inc. provides Phase II ESAs to test soil, soil gas, and/or groundwater for possible contamination.

When a Phase I Environmental Site Assessment (ESA) identifies a recognized environmental condition or the potential for soil contamination, most clients request to evaluate the potential contamination by performing Phase II Environmental Testing.

The purpose of a Phase II Environmental Report is to determine the presence, or absence of, petroleum products or hazardous waste in the subsurface of the site. Our staff of geologists and engineers possess expertise in Phase II Environmental project design. Our Phase II Environmental projects can be done according to the ASTM E1903-11 Standard Guide for Environmental Site Assessments: Phase II Environmental Site Assessment Process standard or to meet a client’s specific needs.

When designing a Phase II ESA, the most important pieces of information necessary are:

  • Areas of Concern
  • Chemicals of Concern
  • Local geology
  • Site access issues

Partner’s Phase II Environmental Practice is one of the largest such practices nationally. We have achieved this by employing some of the best geologists and engineers in the business. We deliver our local expertise of geologic and regulatory environments throughout the country. In addition, our relationship managers are able to interpret geological and chemical data and translate the data into a clear explanation of business risk.

Frequently Asked Questions

The time frame for completing a Phase II ESA can vary depending on factors such as the size and complexity of the property, the number of samples required, and the laboratory turnaround time for sample analysis. It typically takes several weeks to a few months to complete.

If contamination is found, further assessment may be needed to evaluate the extent and potential risks associated with the contamination. This may include conducting a risk assessment, developing a remediation plan, and implementing cleanup measures as necessary.

Costs can vary depending on several factors like the property size, complexity of the investigation, and number of samples required. They typically range from $6,000 to $25,000 but could be higher for complex sites.

No, Phase I ESAs are non-invasive assessments that rely on historical research and record reviews to identify potential environmental concerns. Phase II ESAs involve intrusive activities like sampling and testing to confirm the presence or absence of contamination.

Digging Deeper

Drilling Methods for Phase II Environmental Testing

Partner’s engineers and geologists are familiar with a host of drilling technologies and have relationships with some of the best drilling companies around the country. We will choose the best drilling technology to economically meet the goals of the Phase II Environmental Site Assessment. Drilling methods used most often during Phase II Environmental Testing projects:

  • Push Probe
  • Hollow Stem Auger
  • Hand Auger
  • Mud Rotary
  • CPT Drilling

Our staff is also familiar with other subsurface drilling technologies; such as sonic drilling, telescope drilling, air rotary, and solid stem auger. All of these technologies are important options.

Soil Gas Sampling

When the Phase II Environmental Site Assessment is being done to investigate volatile organic compounds (VOCs), the geologist designing the Phase II scope should consider sampling for soil gas instead of, or in addition to, soil samples. Soil gas sampling is particularly advantageous in porous media such as sands. Partner is very experienced with proper collection techniques for soil gas sampling projects.
