The Boston Intercontinental Hotel consists of a 424-room, AAA Four Diamond rated, full service luxury hotel on Boston’s Downtown Waterfront. The subject property consists of a portion of a 24-story building which includes three below-grade parking levels that operate as a commercial and residential condominium. The eastern portions of the property include a portion of the Boston HarborWalk recreational walking trail comprised of brick pavement, landscaped areas, and a water fountain. The southeastern portion of the property is bisected with an underground transit tunnel that extends from the Pearl Street Extension through the subject property, into the Fort Point Channel and beyond to the northeast. The tunnel is a portion of the Massachusetts Bay Transportation Authority (MTBA) Silver Line commuter bus tunnel. The subject property is also connected to a ventilation shaft tunnel. The steel frame and curtainwall clad structure has 13 elevators and a central heating and cooling system consisting of steam utility, cooling tower, chillers, heat exchangers, energy recovery units, air handling units, and fan coil units.
Partner provided a Property Condition Report and a Phase I Environmental Assessment for the hotel property including seven floors of guestrooms and suites, ball rooms and meetings rooms, commercial kitchens, lobby, business center, fitness center, sauna, steam room and an indoor swimming pool, ground floor commercial and retail spaces. Partner’s assessments included evaluations of building systems including exterior envelope, mechanical and plumbing, electrical and life safety systems and interior finishes.
