Roof Asset Management Program (RAMP)

Leverage predictive maintenance to extend roof life and reduce costs with Partner’s Roof Asset Management Program (RAMP). Typically contracted annually, RAMP can be customized to your unique portfolio and objectives. The program includes routine inspections to catch small problems before they become large, costly problems. Our team provides documentation of inspections and maintenance to protect existing warranties. We also provide semi-annual reporting and an online portal to roof data and reports, making capital planning and maintenance planning simpler and more effective.

RAMP is administered by Partner’s Building Envelope Solutions team, which is comprised of Registered Roof Consultants and Registered Roof Observers, along with other roof and façade specialists throughout the United States. The program can be scaled for single sites or large portfolios.

Frequently Asked Questions

Some repairs, such as new roof jacks or sleepers, can be addressed by the rooftop service provider at the time of maintenance for a nominal fee. With larger roof repairs, PARTNER can obtain bids from the appropriate contractor. This work will be contracted by the client and the contractor and PARTNER will oversee the work to make sure it complies with industry standards.

Have your tenant or their contractor call PARTNER. Shop drawings for the new addition(s) will be requested as well as the contractor’s arrangement for permanent flashing. This will ensure that roofs under warranty are addressed according to the terms of the warranty. The installation of new mechanical units will most likely require the services of a structural engineer, and PARTNER can assist with this.

Buildings are sold all the time. Please provide 30-day written notice prior to the change of ownership and PARTNER will prorate the RAMP.

RAMP contracts automatically renew on their anniversary date. To set a RAMP up on a year-to-year basis, please note that at the time of enrollment.

In addition to PDF reports, Partner provides roof data via online portal for ease of use. Our team can work with you to load the data into your existing management platform or provide a customized dashboard via our proprietary platform, Partner Analytics. Partner Analytics enables users to sort, analyze, and visualize data for better business decisions.
