After losing its biggest tenant and falling into foreclosure, Cincinnati’s former 580 Building, a high-rise office complex, was hardly prime real estate. That is, until developers shifted direction, spending nearly $50M on an overhaul of the 43-year-old office building, to what is now an impressive mixed-use live and work space, boasting retail, residential, and shared work units.
In the process of redevelopment, Partner was engaged to provide the environmental and engineering due diligence of the property, conducting the Phase I Environmental Site Assessment (Phase I ESA), Property Condition Assessment (PCA), and Radon Screening. Having developed a relationship with the client, Partner was retained to perform Construction Risk Management (CRM) on the property, performing Document and Cost Reviews (DCR), as well as Construction Progress Monitoring (CPM).
The developer’s vision and commitment to the revitalization of Downtown Cincinnati has paid off; to date, residences and retail space in the building continues to sit at capacity.
