Our dedicated team of licensed professionals includes civil, mechanical and structural engineers; environmental professionals; geologists; architects and energy specialists. Our team has the technical skills, resources and experience to deliver the quality assessments and reports our clients rely on.

Partner provides Phase I Environmental Site Assessments (ESAs) & HEROS Worksheets, as well as Capital Needs Assessments (CNAs)/e-Tools for HUD/FHA Mortgage Lenders nationwide. We have successfully completed hundreds of HUD Multifamily Accelerated Process (MAP) and LEAN/Office of Residential Care Facilities (ORCF) projects coast-to-coast.

Currently, Partner is providing environmental and engineering due diligence for the following programs:

  • 223(f)/223(a)(7) - purchase or refinancing of existing multifamily rental housing
  • 223(f) Heavy – purchase or refinancing of existing multifamily with light renovations
  • 232(f)/232(a)(7) - purchase or refinancing of existing healthcare facilities (i.e., skilled nursing, intermediate care, board and care and assisted-living facilities)
  • 221(d)(4) - new construction or substantial rehabilitation of multifamily and healthcare properties
  • 241(a) - finance of repairs, additions, and/or improvements to existing multifamily and healthcare properties
  • RAD (Rental Assistance Demonstration) PNA - Green Physical Needs Assessment (w/ energy audit component and e-Tool); conversion of at-risk public and assisted housing to long-term Section 8 rental assistance contracts
  • HAP & TPA – Housing Assistance Payment Contract renewals and Transfer of Physical Asset applications

Partner provides ASCE 41-13 Seismic Reports in support of FHA Loans to assist HUD Lenders in understanding seismic risk.

In addition, Partner performs Radon Testing and consulting services per HUD guidelines for a variety of multifamily residential properties and healthcare facilities.

Partner is also available to provide Flood Determination Letters, which are required for all LEAN projects, as well as Permits & Approvals, Zoning Reports, and much, much more!
